How we think this should work

We built this around a few beliefs about how getting a mortgage should go. They’re also why the rate is lower.

You should see real numbers before anyone asks who you are. Most lenders trade a rate quote for your phone number. We show the rate first — you decide if it’s worth your time.

Software should do the process work. The steps a loan officer would walk you through by phone happen inside the application itself — nobody bills hours for them.

Nobody should be paid to convert you. We don’t pay for branches or a sales team. Your advisor is there to guide your loan — not to sell it.

A loan that costs less to make should cost you less. A traditional lender’s spending — salespeople, offices, manual hours — has to come out of your rate. Software took most of that out; we charge less and still run a healthy business.

Are the rates on this page real?

Yes. They come from the same live pricing we use inside the application, pulled for the example scenario described under the cards, with the pull time shown. They're not teasers — but they're priced for that example, not for you. Your own numbers can be better or worse depending on your credit score, loan size, and home value. The rate tool shows a rate for your scenario without any signup.

What does it cost to get one of these rates?

Each card says so plainly: a card marked "1 point" means you pay that dollar figure at closing to get that rate, and the "0 points" card is the same loan without that cost at a somewhat higher rate. Beyond points, a refinance has normal closing costs — title, appraisal, recording — which you'll see itemized before anything is final. The APR under each rate folds those costs into one comparable number.

Do I have to talk to anyone to close?

No. The application, the rate lock, and everything up to closing signing happens online, on your own schedule. You're assigned a licensed mortgage advisor you can message the whole way, and we'll email you when something needs your attention — but nothing waits on a callback, and nobody is calling to sell you.

How fast is it, honestly?

Seeing a rate for your scenario takes about 30 seconds and no signup. The full application is built to be finished in one sitting — most of it is answering questions you know cold, and connecting your bank and payroll accounts replaces document uploads. After you lock, a refinance typically takes a few weeks to close; you can watch every step of it in your dashboard.

Who actually lends the money?

We're a mortgage broker, not the bank: we find the loan and run the process, and a wholesale lender funds it — that lender's name appears on your closing documents. Wholesale lenders don't pay for branches or sales teams, which is a real part of why the rate can be lower. The brokerage is Lendid Loans, LLC, a licensed Texas mortgage broker, NMLS #1470572.

What if my situation doesn't match the example?
