Build your mortgage plan
Start with the home and your budget, then we’ll lay out your options side by side: payment, cash to close and rate. Estimates are fine, and this doesn’t check your credit.

Words to know
- Rate
- The yearly percentage you pay in interest on what you still owe. It sets the principal and interest part of your monthly payment, and it doesn’t include fees.
- APR
- Annual percentage rate. It adds points, lender fees and certain other loan costs to the rate and shows the total as one yearly percentage. That’s why it’s usually higher than the rate. Compare APRs on loans with the same term.
- Points
- Also called discount points. A fee you pay once, at closing, to lower your rate for the life of the loan. One point costs 1% of the loan amount.
- Lender credit
- Money the lender puts toward your closing costs when you take a higher rate. It lowers what you pay at closing, but it isn’t paid to you as cash.
- Principal
- The amount you borrow. Each monthly payment covers that month’s interest and pays down part of the principal.
- Loan-to-value
- Your loan amount as a percentage of the home’s value. A lower loan-to-value usually gets a better rate, and on a conventional loan, 80% or less means no mortgage insurance.
